How to follow up an advert.
Privately rented properties are often let fairly quickly, so if you find somewhere you might be interested in:
Þ Ring the number provided in the advert immediately;
Þ Ask as much as possible about the property to decide whether it is suitable;
§ How much?
§ Weekly/Monthly rent?
§ How much is the Tenancy Deposit?
§ Do you want any rent in advance?
§ Are the Bills inclusive of the price? If not;
§ How much do bills normally cost (in winter and in summer)?
Þ If you’re still interested, arrange to visit the accommodation as soon as possible, before agreeing to anything. When viewing;
§ Be sure it is secure and that heating plumbing and lighting works;
§ Make sure any furniture is in a good state of repair;
§ Try to meet other people who live there, to see if you will get on with them.
Þ Get another person to go with you to view the property and let someone else know where you are going;
Þ Have details of referees or references ready;
§ Landlords often ask potential tenants to provide references to prove you are reliable and will be able to afford the rent.
Þ Be prepared to supply a deposit (but don’t carry large amounts of cash) and always get a receipt.
Þ Sign the Tenancy Agreement;
§ When you find a suitable place and paid necessary charges you will usually sign a tenancy agreement before you move in;
§ It states the rights and responsibilities of both you and your landlord during your tenancy;
§ Check it before signing;
§ Get advice if you’re unsure.
Þ If your landlord does not provide a written tenancy agreement – YOU STILL HAVE RIGHTS!!
